Adelaide Hills House is not hosted and Guests usually have sole access to the residence, gardens and facilities. Guests are supported by Maxwell (Host), a Housekeeper (if requested) and various service providers who can each be arranged via the Host. For longer stays, it is likely that gardeners, pool cleaners and possibly other maintenance staff may be required to visit the property to ensure that the highest levels of presentation are maintained. In this instance, your host Maxwell will advise.
Services include winery tours, personal concierge, personal chefs, drivers, wellness practitioners and bicycle hire with additional services to be added over time. Visit the Guest Services section of this website for further information. Fees and charges apply for each of the services provided and Guests are to book and pay for their preferred services directly with each Service Provider.
Your booking at Adelaide Hills House includes your accommodation, swimming pool, sauna, landscaped gardens, vegetable and herb garden and the amenities within the residence.

The minimum booking at Adelaide Hills House is for two nights.
The base rate for Friday, Saturday and Sunday nights is currently $1,000 per night plus platform/agency booking fees and a $240 end of stay cleaning fee.
The weekday base rate for Monday to Thursday nights is currently $800 per night plus platform/agency booking fees (and a $240 end of stay cleaning fee).
Platform/agency booking fees are approximately 17.5% above the base rate. Adelaide Hills House transacts in Australian dollars ($AUD). Higher charges may apply for peak periods such as Christmas, Easter and major events. Prices include Goods and Services tax in Australia (GST).

Adelaide Hills House is a private residence located at Summertown overlooking the Piccadilly Valley in the scenic Adelaide Hills in South Australia. The address of the property is not published and the Property Manager will provide the address upon enquiry and/or booking.

Adelaide Hills House is ideal for two mature Guests (a couple) but will comfortably accommodate four Guests (two couples).
The master bedroom (the King Suite) overlooks a private courtyard parterre garden and has a king-sized double bed. However, Guests can request for the Host to arrange for the Housekeeper to divide this bed into two king-sized single beds. The King Suite has a walk-in wardrobe and luxurious ensuite bathroom with double shower and deep bathtub.
The second bedroom (the Queen’s Study) has a queen-sized double bed (which cannot be divided). The second bedroom is serviced by a luxurious bathroom adjoining the nearby kitchen. This bathroom is not an ensuite. Adelaide Hills House does not permit for more than four Guests to stay overnight at any given time.
The Property Manager reserves the right to terminate your stay without refund if you exceed the maximum occupancy of four overnight Guests.
Adelaide Hills House is a private luxury retreat ideal for two mature Guests (and not exceeding four Guests) to stay overnight, rest, relax and indulge their senses. Adelaide Hills House is not a function or entertainment venue, nor is it suitable for weddings.
However, guests are welcome to invite up to six (6) visitors (friends) for lunch, dinner and/or swimming in the swimming pool. No approval is required. Visitors remain the responsibility of the house Guests at all times.
Adelaide Hills House does not permit for more than eight persons to be on site (including the house guests) at any given time during daylight and evening hours and does not permit for more than four Guests to stay overnight on any given night. The Property Manager reserves the right to terminate your stay without refund if you exceed a total of eight persons on site at any given time.
No. Adelaide Hills House is a private short stay luxury residence for adult guests over 18 years of age. The individual who books the property and is responsible must be at least 21 years of age. Children under the age of two years are permitted upon making a special request.
Pets are not permitted at Adelaide Hills House. Infinity Ventures manages another property in the City of Adelaide that permits pets. Please contact the Host if this is of interest.
Yes. Although Adelaide Hills House is a relatively small landholding, it is a still a rural property. There are kangaroos, koalas, kookaburras, parrots, rabbits, possums, deer, snakes, lizards, bees and other animals, reptiles and insects that may visit the property from time to time. This is more likely in the evening or night than during the day. Guests are encouraged not to approach the wildlife and to respect the fact that they have as much right to be there as we do.
The neighboring property has sheep and cattle and Guests are advised not to cross the fence lines or boundaries under any circumstances. Guests are encouraged to keep the gate to the vegetable garden closed at all times. In the unlikely event that a snake is seen on the property, guests are advised not to approach the reptile and to inform the Property Manager as to the last sighting of its whereabouts.
There are several kangaroos who frequent the property. Please enjoy their presence and respect their privacy. A beehive is located toward the north-eastern corner of the property. Please do not disturb the beehive.
The winter months can be cold in the Adelaide Hills and Adelaide Hills House is temperature controlled with reverse cycle air-conditioning and has insulation and double glazing. The Property Manager may set the reverse cycle air-conditioning for your comfort prior to your arrival. You may adjust the temperature if you wish. In winter, the heated floors in both bathrooms may be switched on prior to your arrival. The summer months in the Adelaide Hills are more temperate during the day and cooler at night. Ceiling fans are provided in three of the rooms for your comfort.
Yes. Our intent is to keep house rules to a minimum and for you to enjoy your stay. Guests are to take reasonable care of the property during their stay and ensure that all doors and windows are locked if absent from the property at any time during their booking.
To ensure the safety of our guests, there are house rules regarding the use of the swimming pool, sauna, fireplace and outdoor kitchen that must be adhered to at all times (see following sections). Adelaide Hills House has quality art, artifacts, furnishings and amenities and in the unlikely event that guests damage the property or any of the contents are removed, guests will be charged accordingly.
Once you have booked the property, the Property Manager will send you the Guest Guidelines that provides you with instructions to operate many of appliances and amenities at the property.
The heated swimming pool at Adelaide Hills House is for the enjoyment of our guests. To ensure your safety and that of other guests, please refrain from running and diving in and around the swimming pool. Strictly no glassware, glass bottles or consumption of food is permitted within the perimeter of the swimming pool fence. In the event that glassware is taken into and broken in the swimming pool, guests will be charged AUD$2,000 for the draining and professional cleaning of the swimming pool.
Guests are required to wear bathers and encouraged to shower prior to swimming. The pool house has indoor and outdoor showers and changing room facilities. Please ensure that both gates on the pool safety fence remain closed at all times.
The sauna is located in the pool house and is for the enjoyment of guests. Please read the following rules and operating instructions for your own safety. Do not consume alcohol or drugs during or after sauna use. Strictly no glassware, glass bottles or consumption of food is permitted in the sauna or within the glass fenced area of the swimming pool. Guests are encouraged to shower prior to and after using the sauna. The pool house has towels, indoor and outdoor showers and changing room facilities.
The operating instructions for the sauna are as follows;
Isolation Switch: The isolation switch for the sauna is located in the hallway on the wall to the right of the sauna door, just above floor level and below the sauna controls. Turn the lever upward to the ON position. This will illuminate the sauna LCD Control Panel above (mind your head with the control unit above).
Sauna lights: The light switch for the sauna is located on the wall directly below the sauna LCD Control Panel. Depress the white button to turn the lights on and twist the white button to dim the light to your satisfaction.
Start Heating: Press the power button on the sauna LCD Control Panel to turn on the heater.
Setting the Temperature: Use the temperature control to select your desired heat level, typically to 80°C(176°F). It may take up to 45 minutes for the sauna to achieve the desired temperature.
Maintaining the Temperature: The thermostat will automatically maintain the desired temperature.
Measuring the Temperature: The thermometer unit on the inside wall of the sauna may show a lesser temperature than what you have set on the control panel. The temperature on the LCD Control Panel is the most accurate temperature.
Adjusting the Timer: Set the operating time for your session using the timer function. Do not set for more than 2 hours. The unit will switch off automatically after.
Safety Precautions: Do not touch the heater unit inside the sauna at any time, as it becomes extremely hot. No children under the age of 18 years are permitted in the sauna.
Never use the sauna to dry clothes or towels: Before activating the sauna heater, ensure that the sauna is free from objects on or near the heater.
Sauna Water: Once the sauna room is up to temperature, use the bucket and ladle, apply sufficient water to the hot rocks to create steam in the sauna.
Timer: Use the egg timer on the wall inside the sauna to regulate how long you spend in the sauna. 10 minutes per sauna session is recommended.
Drink water: Drink water prior to and after spending time in the sauna.
Mobile phones: Adelaide Hills House takes no responsibility for mobile phones that are damaged as a result of being taken into the sauna.
Powering off: After your session, turn the isolation switch lever downward to the OFF position (mind your head with the sauna control unit above). This will deactivate all activity on the sauna LCD Control Panel above.

During the cooler months, the Property Manager will ask you at the time of booking if you would like for the indoor fireplace to be set prior to your arrival. If you are inexperienced in managing a fireplace, we recommend that you do not choose this option. If you have prior experience, a fireplace can be a welcoming addition to your stay at Adelaide Hills House.
Importantly, if you request for the open fire to be set, it comes with certain responsibilities. Before lighting the fireplace, guests are to check whether the flu is open and to ensure that the fire screen is kept safely closed at all times when the fireplace is in use. Additional timber is neatly stored outside of the residence through the doors adjoining the living area. When using the fireplace, guests are encouraged to partially open one of the windows in the dining area at the front of the residence.
The fireplace will perform best with a partially open window, as it enables better ventilation and is safer to do so. Ensure that the area around the fireplace is kept clear at all times. The residence is fitted with smoke detectors and a fire extinguisher is located in the kitchen cupboard under the sink. The fireplace may be used with or without the central air conditioning.
Importantly, please do not leave the fireplace unattended at any time.
Guest Update: The Fire Ban season in South Australia commences in November and usually extends through to April (unless advised otherwise). The outdoor firepit located in the rear courtyard and chimney located in the outdoor seating area near the swimming pool must not be used under any circumstances during the fire-ban season.
Outdoor dining is a feature of Adelaide Hills House and there are four designated areas. The most popular is called PICCADILLY (a stone walled dining area located at the top of the driveway adjoining the swimming pool), followed by LAVENDAR (an elevated viewing deck set amongst the lavender field), PARTERRE (a private courtyard at the rear of the residence) and PINES (a graveled area located under a row of 100-year pine trees on the northern boundary of the property).
Adelaide Hills House is equipped with most things that you will need to enjoy an outdoor meal on the property. The house rule is that you leave the outdoor dining areas how you found them when you arrived. The western end of the pool house is equipped with an outdoor kitchen which is ideal for preparing meals.
A State Government imposed fire ban is usually in place in South Australia between the months of November and April. Adelaide Hills House does not use or permit wood or charcoal BBQs or firepits at any time throughout the entire year. Upon completion in November 2024, the outdoor kitchen will be fully equipped with electric grill tops, refrigerator, plates, cutlery and utensils for guests to use. These can be used 12 months of the year. When using the outdoor BBQ/kitchen, rules stipulate that an adult must be in attendance at all times. When not in use, guests are to ensure that the stove tops and/or BBQ grills are turned off. The house rule is that you leave the outdoor kitchen how you found it when you arrived at Adelaide Hills House.
The smoking of cigarettes, cigars or any substances is strictly forbidden inside Adelaide Hills House or inside the pool house. If guests breach this house rule, additional cleaning costs are likely to be payable. While smoking is not encouraged outdoors, it is permitted. During the fire ban months of November to April, guests are reminded to take great care regarding the disposal of cigarette and cigar butts.
Adelaide Hills House is keyless and to gain access to the residence, the Property Manager will provide you with a four-digit number which will open the front gates and unlock the front door. This number is individual to your booking. Whilst the front door has keypad lock, all of the other doors have traditional locks which need to be latched prior to you departing the property. Guests are responsible for ensuring that the residence and pool house doors are locked at all times when not at the property.
Adelaide Hills House has complimentary guest WiFi, 65-inch Smart TV, Bose and SONOS sound systems, and a VAF Octavio speaker enabled by Bluetooth. Upon booking, the Property Manager will provide you with instructions, access codes and passwords.
Adelaide Hills House is committed to the highest levels of housekeeping, cleaning and presentation. The residence will be fully prepared for when you arrive including professionally laundered Hotel quality linen, sparkling clean bathrooms, towels, professionally maintained swimming pool and manicured lawns and gardens. The residence will be cleaned by our housekeeper upon your departure. If you require more frequent cleaning services, please contact your host Maxwell.
A washing machine, clothes drying rack, ironing board and iron are located inside the laundry cupboard in the kitchen and the walk-in wardrobe adjoining the King Suite master bedroom. Please always ensure that the iron is switched off and unplugged when not in use. Contact your host Maxwell if you require professional laundry or drycleaning services. Additional charges apply.

Airport transfers, winery tours, bicycle hire, hiking tours, yoga classes, massage and wellness therapies by experienced practicioners and a personal chef are either currently or soon available for guests. Unless forming part of a package (see the Rewards section of this website), Guests are to pay third-party service providers directly.
Adelaide Hills House has indoor monitored alarms and sophisticated outdoor video surveillance. The privacy of guests using the swimming pool area is assured.
Taking photos for social media is welcome and there are many wonderful vistas to capture. However, professional filming for commercial purposes is not permitted or form part of your booking and would require a separate application to the Property Manager. Additional fees and charges may be payable.
