OPERATING GUIDELINES (A - Z)
ALARM AND SECURITY
The residence has interior sensor alarms and exterior video cameras. The interior alarms will be disabled during your stay. In the unlikely event that the interior alarm activates at any time, please call your Host. There are two digital touch pads located on the kitchen wall adjoining the entrance to the second bathroom. The touch pad on the right (facing) operates the interior alarms. Please do not touch this unit. The exterior video cameras remain in operation at all times. The swimming pool area is not under video surveillance.
AIR CONDITIONING SYSTEM
A short video that explains the air conditioning system may be sent to you via text.
BATHROOM UNDERFLOOR HEATING
The property is fitted with underfloor heating in the ensuite and second bathroom. In cooler months, the Housekeeper will activate these units prior to your arrival at Adelaide Hills House. A digital control unit is located on the wall of each bathroom near the light switches. There is no necessity for Guests to operate these units. Contact your Host if you have queries.
BATHROBES
Bathrobes are available for your convenience. These are not complimentary and are professionally laundered.
BLUETOOTH
There are various ways to play your favourite music and one of them is via the Bluetooth enabled VAF Octavio speaker unit located on the sideboard unit adjoining the dining room table. To activate this unit, locate ‘Logitech BT Adaptor’ on your Bluetooth and then press the button located on the top of the VAF Octavio speaker unit. This will enable you to play music from your Spotify or another music platform on your mobile phone. Please do not move the VAF Octavio speaker from its location.
BBQ FACILITIES
An electric BBQ unit is located under the veranda of the residence and a fully equipped outdoor kitchen will soon be contained within the new swimming pool house (due for completion in early 2025).
CEILING FANS
Ceiling fans are located in the master bedroom (the King Suite), the living area and in the second bedroom (the Queen’s Study). Each fan must first be switched on at the wall switch before the wall mounted remote control units will operate. The switch to activate the ceiling fans looks like a regular light switch.
COFFEE/TEA STATION
Coffee and tea are provided for your enjoyment. Services include a Nespresso coffee machine (see below), stove coffee maker, selection of teas, kettle, sugar and other necessities for your enjoyment.
COFFEE MACHINE
A Nespresso coffee machine and tea/coffee station are located on the kitchen benchtop. The tea/coffee station contains ground coffee, coffee pods, tea, sugar and also an Italian expresso coffee maker for your convenience. The Italian expresso coffee maker will work on the heat inducted kitchen stove top. To operate the Nespresso machine, first ensure that the water jug is filled with fresh water from the PuraTap on the sink. If using the Nespresso machine regularly, remove the empty coffee capsules from the collection draw located at the front (base) of the unit and place the used coffee capsules into the appropriate waste container under the kitchen sink. DISHWASHER
The residence has a dishwasher. Dishwasher cleaning tablets and drying liquid are under the kitchen sink and are to be inserted into the reverse side of the open door of the dishwasher.
FIRE SAFETY
For household fires, a fire extinguisher and fire blanket are both located in the cupboard under the sink. Guests are required to ensure that the oven, bench top electric stove and iron are all turned off when not being directly supervised or in use. The fire danger season in the Mount Lofty Ranges generally begins on 1 December and is in place until 30 April. For this reason, Adelaide Hills House does not permit Guests to operate the indoor wood fireplace or outdoor wood fire at any time between these dates, irrespective of the weather conditions. In the event of an extreme bushfire event, Guests may need to vacate the property unless advised otherwise by the Country Fire Service (CFS), South Australian Police (SAPOL) or an appropriate authority. If the property is threatened by an incoming bushfire event (and no advice has been received by the authorities), there are two directions that Guests can take to exit. If the bushfire is coming towards the property from a northerly or westly direction, turning right at the front gate followed by an immediate left onto the continuation of Bonython Road will lead to more open areas.
FIREPLACE
During the cooler months, your Host will may you at the time of booking if you would like for the open fireplace to be set prior to your arrival. If you are inexperienced in managing a fireplace, we recommend that you do not choose this option. If you have prior experience, a fireplace can be a welcoming addition to your stay at Adelaide Hills House. Before lighting the fireplace, guests are to check whether the flu is open and to ensure that the fire screen is kept safely closed at all times when the fireplace is in use. Additional timber is neatly stored outside of the residence through the doors adjoining the living area. When using the fireplace, guests are encouraged to partially open one of the windows in the dining area at the front of the residence. Please close this window if you go out during the day or evening. The fireplace will perform best with a partially open window, as it enables better ventilation and is safer to do so. Ensure that the area around the fireplace is kept clear at all times. The residence is fitted with smoke detectors and a fire extinguisher and fire blanket are located in the kitchen cupboard (under kitchen the sink). The fireplace may be used with or without the central air conditioning. Importantly, please do not leave the fireplace unattended at any time. If you request for the open fire to be set, it comes with certain responsibilities, including you absolving the Landowners, Property Manager/Host and Infinity Ventures Pty Ltd from any potential liability.
FRONT DOOR ACCESS
There is an electronic keypad lock on the front door of the property and your Host will provide Guests with a four-digit access code that is unique to your stay at Adelaide Hills House. You may receive a short video via text prior to your stay.
PIANO
For your enjoyment, Adelaide Hills House has a Kohler & Campbell baby grand piano located in the (King's Suite) master bedroom. For musicians, picture yourself playing your favourite piece as you savour the views across the parterre garden.
HOT WATER
An electric hot water service is located on the northern exterior side of the residence. This a new unit and there is no need to adjust the controls. In the unlikely event that the hot water service fails, please contact your Host without delay.
IRRIGATION
The grounds of Adelaide Hills House are irrigated by an irrigation system. Depending on the weather conditions, this system may activate commencing at 2am on any given night and usually complete the cycle by 8am in the morning. Guests are encouraged not to touch or tamper with the irrigation system and to ensure that their vehicle windows are closed at night and that swimming pool towels and personal belongings are removed from the pool area, lawns, Piccadilly, Lavender, Parterre and Vines outdoor dining areas and grounds at night. Otherwise, they run the risk of getting wet.
MIRCOWAVE OVEN
A microwave oven is located in the kitchen above the oven for your convenience.
MUSIC
Music can be played indoors via the Bluetooth enabled VAF Octavio speaker unit located on the sideboard unit adjoining the dining room table. To activate this unit, locate ‘Logitech BT Adaptor’on your Bluetooth and then press the button located on the top of the VAF Octavio speaker unit. This will enable you to play music from your Spotify or another music platform on your mobile phone. Please do not move the VAF Octavio speaker from its current location. Music can also be played indoors and outdoors via the Smart TV located above the fireplace. Whilst this unit resembles a mirror, it is in fact a Smart TV and you can play music via your Spotify or YouTube. The remote-control for the Smart TV is located on the coffee table in front of the fireplace.
Please leave this remote-control unit in that location at all times. Ceiling mounted Bose speakers are located throughout the residence and outside under the roof eaves facing the swimming pool. The Smart TV will default to the Bose ceiling speakers located in the living room. However, they may be changed to other zones by accessing the ‘Select a Device’ icon at the bottom left of your Spotify screen on your mobile phone. If engaging the outdoor speakers via AirPlay, please only do so between the hours of 10am and 8pm on any given day and do not play the music at a volume outside that would be audible to the neighbours adjoining the property on the southern and western boundaries.
OVEN
An oven is located in the kitchen for your convenience. Prior to using the oven, turn on the safety switch located on the kitchen wall immediately to the left of the over. Please familiarise yourself with its workings and ensure that the oven is turned off when you are not at the property.
SAUNA
A steam sauna will be located inside the swimming pool house upon completion.
SKYLIGHT
There is a Velux Integra skylight installed above the king-sized double in the King Suite master bedroom. To close the sunlight blind at the top of the skylight, use the remote-control unit located on the wall near the entrance to the walk-in-robe. Please note that the unit has a delay before the blind starts to slide across the underside of the skylight.
SWIMMING POOL
The heated swimming pool at Adelaide Hills House is for the enjoyment of guests. To ensure your safety and that of other guests, please refrain from running and diving in and around the swimming pool. Strictly no glassware, glass bottles or consumption of food is permitted within the perimeter of the swimming pool fence. Guests are required to wear bathers and encouraged to shower prior to swimming. The pool house has towels, indoor and outdoor showers and changing room facilities. (Note: The swimming pool will be heated upon completion of a pool house).
TELEVISIONS
There is a Smart TV located above the fireplace in the living room and a non-Smart TV located on the chest of drawers in the King Suite master bedroom.
WASTE MANAGEMENT
Environmental sustainability is a key focus for Adelaide Hills House. Whilst we remain committed to providing our guests with an unrivalled short-stay luxury experience, we remain equally committed to reducing the impact on the natural environment in which we operate. There are 3 bins located under the sink in the kitchen marked as General Waste, Recycle Waste and Compost Waste. There is a larger black round bin (with a lid) located outside the door near the carport that is also for recycled waste (for excess bottles, cans and hard plastics). Adelaide Hills Council (AHC) supplies the bins for the property. Correctly disposing of waste through the kerbside bin collection and through composting is an important responsibility to ensure as little waste as possible is sent to landfill. The weekly bin collection day is Friday.
WATER SUPPLY (INCLUDING DRINKING WATER)
Adelaide Hills House is not connected to mains water supply and being a semi-rural property, water management is a priority. The residence is serviced by a 22,000 litre rainwater tank located at the rear of the property. When guests turn on taps, there may a slight delay before the pump builds sufficient water pressure. Please be patient. There is a PuraTap (drinking water tap) installed in the kitchen to the left side of the kitchen sink. This water is filtered and is entirely safe for drinking. Again, please be patient when using the PuraTap as it takes some time to build sufficient water pressure.
The grounds are irrigated with bore water supplied from an underground bore and a separate water tank. Although the quality of the bore water is extremely high, please do not drink the bore water from garden taps or the irrigation system.
VACUUM CLEANER
There is a vacuum cleaner, mop and cleaning products in the cupboard next to the refrigerator.
